Lenoir City sits on the southern shore of Fort Loudoun Lake and directly across the river from the Tellico Lake reservoir — two very different lakes, two very different build types. We work both, and we specialize in matching the dock to the water it lives on.
Lenoir City is the Loudon County seat and one of the densest residential dock markets in our service area. Fort Loudoun, on the north side, runs heavy drawdown and almost always builds as a floating system. Tellico, just to the south, has clearer and more stable water and supports premium fixed-dock boathouses.
Most Lenoir City builds we sign are floating dock systems on the Fort Loudoun side and Tellico Village–standard fixed boathouses on the Tellico side. Lifts are Tide Tamer for fixed, Floatair for floating, sized to the boat.

Yes. Both Fort Loudoun and Tellico are TVA-managed reservoirs, so every dock, boathouse, lift, or shoreline structure needs an approved Section 26a permit. We file and pay the application on every Lenoir City build we sign.
It depends which lake. The Fort Loudoun side draws down enough that floating systems with Floatair lifts are the safer call; the Tellico side holds clear, stable water that supports fixed pile-driven boathouses with Tide Tamer lifts. We measure depth and drawdown before recommending either.
