Chickamauga has the most consistent water levels of any TVA reservoir within reach of Chattanooga — about three feet of seasonal swing — and a mix of steep wooded shorelines, sandy coves, and rocky points. Most lake-front properties from Hixson north to Sale Creek hold enough water at low pool to support a fixed pile-driven dock.
Our most common Chickamauga build is a covered fixed boathouse with a standing-seam metal roof, a Tide Tamer cable lift sized to the boat, and a side deck for entertaining. We also build open-air pavilions, fishing docks, and side-loading slip configurations for properties with limited shoreline frontage.

Custom docks, boat lifts, decks, and shoreline improvements, all designed to make your waterfront more useful, comfortable, and inviting.

Built on pilings driven into the lakebed, our fixed docks provide a sturdy platform for life on the water, with options for covered boat slips, metal roofs, and custom layouts.

How It Works →Fixed Docks are the most common build here. Here's why — and what else works depending on your shoreline.
Pile-driven fixed dock with covered slip, standing-seam metal roof, and integrated Tide Tamer lift. The standard build across Hixson, Soddy, and Sale Creek.
Aluminum-frame floating dock for properties with deeper water or limited shoreline access. Pile-guided anchoring rated for the Chickamauga drawdown.
Chickamauga is one of the more stable TVA reservoirs — about three feet of seasonal drawdown from summer pool to winter pool. That stability is what makes it the most common fixed-dock lake in our service area.
Yes — Chickamauga is a fully TVA-managed reservoir. Every dock, lift, boathouse, and shoreline structure needs an approved Section 26a permit. We file and pay the $1,000 application on every build we sign.
Most of our Chickamauga projects are in Hixson, Soddy-Daisy, Sale Creek, and Harrison — the residential lake-front stretch north of Chattanooga. Drive time from downtown is roughly 20 minutes.
