Chickamauga has the most consistent water levels of any TVA reservoir within reach of Chattanooga — about three feet of seasonal swing — and a mix of steep wooded shorelines, sandy coves, and rocky points. Most lake-front properties from Hixson north to Sale Creek hold enough water at low pool to support a fixed pile-driven dock.
Our most common Chickamauga build is a covered fixed boathouse with a standing-seam metal roof, a Tide Tamer cable lift sized to the boat, and a side deck for entertaining. We also build open-air pavilions, fishing docks, and side-loading slip configurations for properties with limited shoreline frontage.

Yes — Chickamauga is a fully TVA-managed reservoir. Every dock, lift, boathouse, and shoreline structure needs an approved Section 26a permit. We file and pay the $1,000 application on every build we sign.
